“So What’s Going on at the Meadows of Cedarville?” It is a question that we regularly hear. The Meadows Team continues to meet weekly to discuss the project and to hear updates from Team members and guests. We recently reviewed a two-story home design presented by Team member and architect Steve Miller of Residentials Unlimited, Inc. in Jamestown. Steve’s design meshes well with the existing single-story plans and help families to provide quality living area for less cost. The introduction of this new design goes along with the decisions earlier this year to lower the home package prices by 20% and to adopt a more “family friendly” set of covenants. From the Developer Meadows developer Joe Harkleroad is offering significant construction and amenity incentives to early purchasers of home packages. Recent Market Trends During our conversations with people interested in building in The Meadows of Cedarville, one of the regular comments we regularly receive has related to the sale of existing homes. With the large surplus of homes in the nation, the Midwest, and the Greater Dayton area, many are deciding to hold off on their building plans until existing home sales recover from the malaise. A recent report about the local real estate market has provided hope for those wishing to sell. The Dayton Area Board of Realtors reports that home sales in the Dayton area have trended up recently and show signs of continuing to improve. “Sales reached a total of 1,048, 3% higher than July 2008. This marks the first increase in sales in the Miami Valley since April 2007. . . . ‘While one month does not make a trend, it’s still a very positive step in the right direction for our local economy,’ stated Harry Vearn, president of the Dayton Area Board of Realtors.” Perhaps the most significant issue affecting the price of homes is the current inventory of homes for sale. This number is greatly inflated due to the high number of foreclosed homes available for sale. The article states that “the overall MLS inventory at the end of July stood at 8,780 available single-family listings, representing only an 8.4- months supply, identical to last month’s figure. At this point last year, the inventory stood at 10,572 listings, or a 10.3-month supply.” This decline in single-family homes available for sale indicates a significant drop from last year and suggests that the market is moving toward a healthy state of equilibrium.
